Ethan Conrad buys 14 acres near Florin/Franklin in South Sacramento

Ethan Conrad has bought about 14 acres near the intersection of Florin and Franklin roads in South Sacramento, with interest from potential retail and other uses coming already, he said.

More than 14 acres in South Sacramento that haven’t been occupied in years are now in the hands of real estate investor Ethan Conrad.

With an address of 3815 Florin Road, the land is northwest of the intersection of Florin and Franklin roads, with zoning for both retail and a mix of uses.

“Basically, what’s needed relative to this property is a land developer such as myself, subdividing this property and obtaining the needed entitlements,” Conrad said in an email.

Conrad bought the property for $2.05 million, brokered by CBRE’s Sacramento office. The deal closed Nov. 3.

He said he’s already received a number of letters of intent from potential tenants for spots on the property, which once housed a car dealership.

In a letter to staff at Ethan Conrad Properties Inc. earlier this week announcing the purchase, Conrad said he had interest from a convenience store, car wash, Latino grocer and mini-storage developer, among others.

Sacramento County is also interested in a possible public transportation service facility on a portion of the site, he said. CBRE will work with Conrad in marketing the property for leases or possible parcel sales.

Retail is the zoning for most of the land directly on Franklin and Florin, while commercial with a mix of uses is allowed on all of one and about half of another parcel west of Franklin.

Real estate information service Reonomy shows the previous owner as Arthur Anderson, with an address in Alamo. He couldn’t be reached for comment.

Records show the property last sold in August 2021 to an entity called SVL Florin & Franklin LLC, for $1.61 million.

A series of car dealerships, including for Chevrolet and local dealership owner Paul Blanco, occupied the property previously. City records suggest the buildings for those dealerships were torn down about a decade ago, with no activity since except for work on a cellphone tower on the site.
