These districts are public-private partnerships that work to improve the economic vitality, safety, and overall quality of life in designated areas. By participating in PBIDs, we collaborate with local businesses and stakeholders to enhance the services and infrastructure in the regions where our properties are located.

Arden + Howe Business Alliance

The Arden + Howe Business Alliance is a Property-based Business Improvement District (PBID) in Sacramento’s Arden-Arcade area. Defined by California law, a PBID is a partnership between property and business owners to improve a commercial area. Property owners set the boundaries and funding for services beyond what the county provides. The PBID is governed by a private nonprofit corporation of property owners and is funded by them. PBIDs have a five-year maximum term, requiring property owner support for renewal. The Alliance serves properties along Arden Way and Howe Avenue through leadership, partnership, and advocacy.

80 Watt PBID

The 80 Watt Property Business Improvement District (PBID) is a collaborative initiative involving local property and business owners, government agencies, community groups, and residents dedicated to enhancing the welfare of the community in the Sacramento Metropolitan area. Covering primarily unincorporated areas of Sacramento County and parts of the city, the district encompasses 190 properties and approximately 300 businesses, supported by a yearly budget of $572,812 for supplemental services beyond standard government funding. Centrally located, the 80 Watt District offers convenient access to attractions and public transportation, fostering a vibrant business environment and addressing specific community challenges through collective efforts.

Antelope Business Community

 

The Antelope Business Community District (ABC District) was established to enhance and safeguard property values in Antelope, CA, through services such as increased security patrols, graffiti removal, outreach for the homeless, and economic development. Funded by an annual tax assessment on business property owners, the district is managed by a board of directors, with Chris Evans as the executive director.

Initially set for five years, the district has successfully improved security and maintenance, particularly on Walerga Road, and is up for renewal in 2023. Key initiatives include property maintenance, security services, marketing, and capital improvements to enhance the value of local businesses. The ABC District has been active since its formation as a nonprofit in 2019, following the approval of its Property Improvement Business District (PBID) in 2018.

Carmichael Improvement District

Sunrise MarketPlace

Ethan Conrad Properties proudly participates in the Sunrise MarketPlace (SMP), a vibrant Business Improvement District (PBID) in Citrus Heights that spans 10 blocks along Sunrise Blvd. and Greenback Lane, housing over 400 businesses, including retail stores, restaurants, and service providers. The SMP offers a convenient, safe, and welcoming environment for shopping, dining, and entertainment, featuring well-maintained medians, colorful banners, and ample parking. By contributing to the SMP, we support the local economy and community, fostering a thriving business hub for residents and visitors alike. DSP enhances the area by maintaining cleanliness, safety, and public spaces while fostering economic development and supporting local businesses. Its advocacy for progressive policies and focus on distinct districts like Old Sacramento Waterfront and the Entertainment District contribute to a vibrant community for culture, commerce, and entertainment. Florin Road Partnership

Established in 1997, the Florin Road Partnership (FRP) is the oldest PBID on a commercial corridor in California and among the first in the state to renew for a 10-year term. Covering 24.1 million square feet with over 215 property owners and 400+ merchants, FRP has been crucial in driving economic development and keeping the district clean and safe. Power Inn Alliance

Power Inn Alliance strengthens the business and economic conditions of the Power Inn community through advocacy, beautification, safety, and transportation initiatives. Established in 1995, this PBID covers southeast Sacramento, home to over 1,500 businesses generating nearly 29,000 jobs and $3.8 billion annually. As the city’s manufacturing hub, the Alliance promotes growth, public safety, and community engagement through partnerships and events. It also invests $200,000 yearly in beautification efforts, ensuring a clean and vibrant district. Power Inn Alliance is a nonprofit 501(c)6 organization.

Fulton Avenue Association

Over 650 businesses are located within the Fulton Avenue Association’s boundaries. The list of products and services available is almost endless. Fulton Avenue is home to a number of specialty stores that you won’t find anywhere else in Sacramento.

Mack Road PBID

The Mack Road Property and Business Improvement District (PBID), established in 2010 with the support of the Sacramento City Council, drives positive change through public-private partnerships with the City of Sacramento, Sacramento County, and other agencies. Governed by a Board of Directors representing local businesses and property owners, the PBID focuses on safety, security, economic development, marketing, and beautification projects. With 160 properties, including hospitals, residential areas, and shopping centers, the district works to enhance the community through active collaboration, ensuring it thrives for generations to come.

Del Paso Blvd Partnership

The Del Paso Boulevard PBID serves approximately 313 properties with 158 property owners along Del Paso Boulevard and Arden Way. The district maintains a clean, business-friendly environment through its street clean-up and litter removal program, which works full-time to remove debris, shopping carts, and unwanted items. Additionally, the Partnership’s graffiti removal assistance program uses power washing to quickly address graffiti issues and keep the district looking its best. These efforts enhance the district’s image and contribute to creating a vibrant, business-ready shopping area.

Oak Park PBID

The Oak Park Property & Business Improvement District (OPPBID) is a benefit assessment district established in 2016 for a ten-year term, supporting marketing, events, maintenance, security, and improvement projects in Oak Park. Covering two zones, the district spans areas along Broadway and Martin Luther King Jr. Boulevard. The 2023 budget is approximately $320,000, allocated to public safety, maintenance, and economic development programs. The funds are used to enhance the district and improve property values, retail sales, and community needs.

Stockton Boulevard Partnership

The Stockton Boulevard Partnership enhances the community through advocacy, beautification, safety, and economic initiatives while promoting local businesses and attractions, such as Sacramento’s Little Saigon. Their 2024 Directory is available at various locations, including Sacramento International Airport, and provides resources for local business owners, youth scholarships, and health information. In 2022, the Partnership removed 127 illegal signs, addressed 763 instances of illegal dumping, collected 1,919 bags of trash, and tackled 217 graffiti tags, contributing to a cleaner and more vibrant Stockton Boulevard.
