Prominent office leases signed by the County of Sacramento, TRC Trading and Opeeka negotiated by top dealmakers from Ethan Conrad Properties and Newmark are among the third-quarter office leases recognized by CoStar.
As big-ticket items involving sizable investments, commercial property transactions often have a wider impact within the community. CoStar will recognize the largest leases completed each quarter and the dealmakers who made them happen in their respective markets.
Here are the Sacramento office leases selected as the third-quarter 2023 winners of the CoStar Power Broker Quarterly Deal Awards:

Brokers Involved: Grant Keeney of Ethan Conrad Properties represented the landlord.
Deal Commentary: The County of Sacramento relocated to this Kings Way office property after signing a two-year lease for the entire office building in a top third-quarter deal. Sacramento-based commercial real estate company Ethan Conrad Properties acquired the building in 2019 and listed it for sale and lease in 2020.

Tenant: TRC Trading
Brokers Involved: Christopher Lemmon and Zac Collie of Newmark represented the landlord.
Deal Commentary: TRC Trading, a global full-service processing, manufacturing, shipping, and trading organization, opted to extend its lease with Vectra Management Group for its headquarters space at Suite 375 at the Summit at Douglas Ridge. Vectra has owned the building and the adjoining 3741 Douglas Blvd. since acquiring the two office properties totaling approximately 185,000 square feet in a 1031 Exchange in 2018.

Deal Commentary: Freeman Investments added Opeeka as a new tenant in its Woomere Pointe office building in a third-quarter deal. Opeeka is relocating its headquarters to Suite 119 in Woodmere Pointe for the next five years. Established in 2019, Opeeka is a software developer that provides assessment software to enable behavioral health, social services and human services staff to better track client progress over time by facilitating the use of assessment data in the decision-making process of person-centered care.

Tenant: Booz Allen Hamilton
Brokers Involved: Christopher Lemmon, Zac Collie and Elaine Hartin of Newmark and Mallori Anderson of Mourier Land Investment represented the landlord. Shana Lennon of CBRE represented the tenant.
Deal Commentary: Booz Allen Hamilton, a government and military contractor based in Northern Virginia, expanded by adding a third location in California during the quarter. The latest expansion found the firm leasing space in Building 2 of the Highland Pointe Business Park. The office building is owned by Mourier Land Investment Corp.

Brokers Involved: Christopher Lemmon, Zac Collie and Elaine Hartin of Newmark and Mallori Anderson of Mourier Land Investment represented the landlord.
Deal Commentary: Regus, the flexible workspace leasing company headquartered in Luxembourg City, Luxembourg, expanded with a new coworking location in Building B of the Highland Pointe Business Park. The expansion follows the firm’s earlier 1-year lease for space in that same building within Mourier Land Investment Corp.’s Roseville business park.
