Real estate investor Ethan Conrad Ethan Conrad has picked up 16.2 acres of undeveloped riverfront property in West Sacramento, with the intention of working to develop it.

Conrad, who’s normally focused his efforts on existing buildings, said the 16.2-acre parcel intrigued him because of its relative proximity to downtown Sacramento as well as being close to the Sacramento River.

“I’m interested in land that has ‘upside’ to it,” he said in an email. “Notably, this property is in a floodplain which makes it challenging.” He went on to say that he’s somewhat familiar with developing properties on a floodplain because he lives on the Garden Highway, which has some similar issues.

The newly purchased property is along Lighthouse Drive just north of the Riverwalk boat launch, and south of where the California Indian Heritage Museum has been proposed for several years. Conrad said his property is not part of that proposal.

According to Yolo County records, Ethan Conrad Properties bought the property last month from Cook Inlet Region Inc. The price was not available.

Because of its location, Conrad said, the property might best be used for high-density residential, though he plans to do more research. He said he’d either develop it himself or work with a builder, though he did not give a timeframe for making a decision.
