Race Merritt is responsible for the leasing, sales, and marketing of Ethan Conrad Properties’ retail portfolio throughout Northern California and the Central Valley. He joined Ethan Conrad Properties in October 2018 and has more than 20 years of commercial real estate experience specializing in retail leasing, investment sales, tenant representation, property marketing, and strategic portfolio leasing.

Race has successfully negotiated and closed hundreds of leases, renewals, lease buyouts, subleases, assignments, and investment sales transactions. Over the course of his career, he has completed more than $500 million in commercial total leasing and property sales transactions and has represented numerous national, regional, and local retailers in site selection and lease negotiations and purchase transactions.

Prior to joining Ethan Conrad Properties, Race served as Senior Director of Leasing and Sales with ProEquity Real Estate Services, where he was responsible for leasing the company’s first- and third-party retail portfolios. He previously handled portfolio leasing and sales for Borelli Investment Company and began his commercial real estate career in investment sales with Marcus & Millichap.

Race’s extensive background also includes property management, asset strategy, tenant improvements, construction management, trade-area analysis, demographic research, void analysis, and the development of targeted leasing and marketing programs. His broad experience allows him to evaluate transactions from the perspectives of property owners, investors, tenants, and property managers and to structure practical, mutually beneficial real estate solutions.
