We’re proud to announce that Pickleball Kingdom, a rapidly growing indoor pickleball franchise, has signed a lease for a 33,000-square-foot facility at our Fairway Commons shopping center in Roseville, California. This deal marks a major milestone as the brand’s first Sacramento-area location—and the beginning of several future expansions across the region.

The facility will be developed by local franchisees Parminder and Komal Saini, in partnership with Adam Sepulveda and Megan Cohill. The group chose the Roseville location for its strong visibility, freeway access, and foot traffic driven by co-tenant Trader Joe’s, which opened at Fairway Commons last year.

“There were a lot of good things about that particular location,” said Parminder Saini. “You can see it from the freeway. Also, it’s in a main trade area of Roseville where there are a lot of restaurants, and its neighboring tenant is Trader Joe’s, which brings in a lot of traffic.”

Set to open by May 2026, the new location will feature 11 professional-size courts, a mezzanine lounge with TVs, a self-serve beer bar, event space, and a pro shop. The center will host tournaments, leagues, and youth development programs, positioning it as a go-to destination for both casual players and competitive athletes.

The space was formerly occupied by Big Lots, which exited the Sacramento market last year. As many traditional retailers downsize or shift toward smaller footprints, Ethan Conrad Properties continues to repurpose large-format retail into dynamic, experience-driven spaces.

“Experiential and sports-based concepts such as Pickleball Kingdom have proven to be a natural fit for previous big-box retail spaces,” said Joseph Chiurazzi, Broker at Ethan Conrad Properties. “They add energy, draw consistent traffic, and bring new life to these centers.”

The Roseville site is just the beginning. The Sainis—who also own the Roseville-based sunglasses brand Woodey—have signed a multi-unit development agreement and are actively exploring additional sites in Elk Grove, Folsom, and Rocklin.

This deal also follows a broader regional trend. Other pickleball concepts like The Picklr, Ace Pickleball Club, and Electric Pickle are all entering the greater Sacramento market, further proving that the demand for indoor pickleball is booming—and that Ethan Conrad Properties is leading the way in accommodating this growth.
