At Ethan Conrad Properties, we don’t just lease space, we support bold visions. That’s why we’re excited to highlight one of our incredible tenants, RoCo Wine & Spirits, as they expand their footprint into Folsom with a brand-new location at American River Plaza.

Founded by Rohit Nayyar, RoCo Wine & Spirits has been a staple in the West Sacramento community since 2010. With a new experience-driven retail concept, Nayyar is setting his sights on 9500 Greenback Lane, Suite 4 in Folsom—an approximately 2,000 square-foot location that blends innovation with hospitality.

Reimagining the Liquor Store Model

Nayyar is on a mission to redefine what a liquor store can be. The upcoming Folsom location will focus on agave spirits, including tequila and mezcal, and will offer elevated customer experiences like tastings, lounge areas, and personalized service.

“We’re building something more than just a store,” said Nayyar. “We’re creating a space that feels approachable, stylish, and future-focused.”

And it doesn’t stop there, this new space also marks a major strategic shift toward franchising. Nayyar plans to use the Folsom location as a launching pad for growth-minded entrepreneurs looking to enter the spirits retail industry.

Why American River Plaza Was the Right Fit

Located along busy Folsom Blvd and surrounded by major traffic generators like the Sacramento Sheriff’s Department, County Courthouse, and light rail stations, American River Plaza offers unmatched visibility, access, and foot traffic—making it the perfect launch point for RoCo’s next chapter.

“We’re always thrilled when we can match visionary businesses with high-performance locations,” said [Your Team Member Name], Leasing Agent at [Company Name]. “This is exactly the type of synergy we strive for—supporting our tenants as they grow and innovate.”

What’s Next

The new RoCo location is expected to open in June or July, with franchise opportunities to follow. We’re proud to support RoCo’s expansion and look forward to seeing their continued success in Folsom and beyond.
