One of the more eye-catching properties along Highway 50 in Rancho Cordova has been entirely remodeled and is on the market for a tenant.

Nimbus Winery at 12401 Folsom Boulevard, which Ethan Conrad Properties acquired last spring, has gotten an overhaul inside and out, said project manager Ryan Healy.

The main building on the property, 22,000 square feet, has roots going back over a century, and some parts of it were showing their age, he said.

“I think everyone who came there a year ago, the first thing they said was, ‘what’s that smell?'” Healy said, adding both the sewer lines and bathrooms needed to be redone.

As well, Healy oversaw improvements to the project’s façade, added new lighting and improved some executive-level suites on the site and even an operating Cattlemens restaurant toward the back of the parcel. “Basically, I think we touched everything out there,” Healy said.

The goal is to eventually fill the main building with just one user such as a bowling alley, Healy said.

“Obviously, we want to get it filled up and try to get it revitalized,” he said, with remodeling work wrapping up next week. “There’s so much history and character, and we’d love to see it active again.”

With improvement in retail leasing in recent years and great visibility, Healy said, filling the vacant space should be very possible.
